The properties at Kohinoor Hinjewadi Central are offered on a freehold basis. Ownership of the property is subject to the completion of all payments and adherence to the terms outlined in the sale agreement. Any transfer of ownership must comply with local laws and regulations and is subject to approval by Kohinoor Group.
All payments for the purchase of properties must be made as per the payment schedule agreed upon at the time of booking. Any delay in payments may result in penalties, interest charges, or cancellation of the booking. Kohinoor Group reserves the right to adjust the payment schedule or demand additional securities if necessary.
Bookings are considered confirmed upon receipt of the booking amount as specified in the agreement. Cancellations made within 30 days of booking may be subject to a cancellation fee. Refunds, if applicable, will be processed within 60 days of the cancellation request, subject to deduction of any applicable fees and charges.
Possession of the property will be granted upon completion of construction and full settlement of all dues, including registration charges, maintenance fees, and any other applicable costs. Kohinoor Group aims to adhere to the projected possession timeline; however, delays due to unforeseen circumstances such as natural calamities, regulatory approvals, or force majeure events may occur.
Residents are required to adhere to the community rules and regulations as stipulated by Kohinoor Hinjewadi Central’s management. This includes guidelines on maintenance, use of amenities, noise levels, and overall conduct to ensure a harmonious living environment. Monthly maintenance fees are mandatory and must be paid as scheduled to ensure the upkeep of common areas and facilities.
Any modifications or customizations to the property must receive prior written approval from Kohinoor Group. Unauthorized alterations may lead to penalties and could void any warranties provided by Kohinoor Group. All approved modifications must comply with local building codes and regulations.
Any disputes arising out of or in connection with these terms and conditions or the property shall be resolved through arbitration, conducted in accordance with the Arbitration and Conciliation Act, 1996. The place of arbitration shall be Pune, and the language of arbitration shall be English.
Kohinoor Group shall not be liable for any direct, indirect, incidental, or consequential damages arising from the use of the property or amenities. Residents are advised to obtain appropriate insurance coverage for their belongings and any potential liabilities.
These terms and conditions are governed by and construed in accordance with the laws of India. Any legal proceedings arising out of these terms shall be subject to the jurisdiction of the courts in Pune.
By booking or purchasing a property at Kohinoor Hinjewadi Central, you acknowledge that you have read, understood, and agreed to these terms and conditions.
